Tenant Responsibilities: The Tenant is required to maintain and repair the Premises, including interior finishes, services, and equipment, to the same standard as at the lease start date. This includes all leasehold improvements, walls, windows, doors, loading docks, and adjacent facilities. All maintenance must comply with applicable laws and meet the Landlords reasonable requirements. Approval for Alterations: The Tenant must obtain the Landlords written consent before making any alterations, additions, or repairs to the Premises. The Landlord may only withhold consent if the alterations might impact the structure, zoning, or value of the property. Landlords Right of Inspection and Tenants Obligations: The Landlord or its representatives may inspect the Premises during business hours with one (1) days written notice (or immediately in emergencies). The Tenant must promptly complete any repairs specified in the Landlords notice, while the Landlord will aim to minimize disruption to the Tenants use of the space. Events Constituting Tenant Default: Default situations include: Failure to pay Rent within five (5) days of written notice. Failure to fulfill any other lease obligation within five (5) days of notice. Any actions that threaten or cancel the Landlord's insurance policy. Unauthorized use, transfers, or occupancy of the Premises. Bankruptcy, insolvency, or creditor arrangements by the Tenant. Appointment of a receiver over the Tenants assets. Abandonment or removal of goods that affects rent collection or Premises utility. Seizure of Tenants property or termination/re-entry by Landlord as allowed by law.
